Your move · with Erin Cole

You're three steps from home

Welcome to your space, your family. Here's where you are, what I'm working on next, and the neighborhood you're moving toward. No forms to chase. I'll keep this current for you.

Where you are

Your path to the keys

Every move has the same shape. Here's yours, start to finish. What's done, what we're on, and what comes next. I update this as we go, so you always know where things stand.

Sample journey for the preview. Your real dates fill in here once we're underway.

  1. Done

    Offer accepted

Your offer on the home was accepted and we opened the file together.

  2. Done

    Loan conditions named up front

Your lender listed everything needed for approval right at the start, so the path stayed clear.

  3. You're here

    Loan approval

A single clean approval with your conditions cleared. I'm checking in with your lender so this moves the moment it's ready.

  4. Next

    Close date set

Once approval lands, we lock the closing date and I send you exactly what to expect that week.

  5. Soon

    Walk-through & orientation

We walk the home together before close, note anything to fix, and you learn how everything works.

  6. The keys

    Closing day

Signatures, funds, and keys in your hand. This is the beginning of your time in the home. I'll still be around after.

What I'm on next for you

Confirming your loan approval with your lender

Your conditions are in. I'm following up so the approval clears without you having to chase anyone. I'll text you the minute it lands.

Ask me where it stands You'll hear from me first. That's the deal.

Your homes

The places we're watching

Homes that fit what you told me. Your space, your budget, the features that matter to you. I add and trim this list as new ones come up and as your thinking sharpens.

Sample homes for the preview. Real matched listings appear here once your search is live.

What matters to you

Mark each feature as a must-have, a nice-to-have, or off, and set a budget ceiling. Your saved homes and search results below will show how each one measures up, and exactly why.

You set what matters. This ranks your stated criteria and shows its work. It never guesses what neighborhood is right for you, and it never weights schools, demographics, or "safety".

The neighborhood

Getting to know where you're headed

A home is the start of a place. The morning coffee, the route to work, the park down the street. Here's the real area intel for the places we're watching, pulled from public sources. Tap any card to open the detail.

Real figures, each with its source and the date I pulled it. Pick an area to see its walkability, market, schools, commute, and the things worth knowing.

Where they sit

A rough locator, not a map. The Sound lies to the west.

Some errands on foot; a car still helps for most trips. The Spring District and Wilburton are the most walkable pockets.

The market Median ~$1.5M · down ~12.9% YoY

Schools Bellevue School District

This area is served by the Bellevue School District. Exact attendance boundaries depend on the home's address, so I confirm the assigned schools per home with the district.

Commute ~10 mi to Seattle · 2 Line rail
  • To downtown Seattle: about 10 miles. Off-peak drive ~11 min; peak 40 to 70 min.
  • Light rail: Sound Transit 2 Line (opened 2024), with Wilburton and Spring District stations. About 25 to 28 min to Seattle.
  • East: Redmond and Microsoft are a few minutes away.

Things to know Spring District · parks · Overlake Hospital
  • The Spring District is a transit-oriented redevelopment built around the new light rail.
  • Wilburton Hill Park and the Bellevue Botanical Garden are close by.
  • Overlake Hospital is adjacent.
  • Bel-Red was 1960s industrial and is being redeveloped now.

Objective area notes · compiled 2026-05-30

Washington taxes: no state income tax. King County median effective property-tax rate runs about 0.82 to 0.99%. The state real-estate excise tax (graduated, usually paid by the seller) is 1.10% up to $525K, 1.28% from $525K to $1.525M, 2.75% from $1.525M to $3.025M, and 3.00% above that. A quick monthly estimate

Move the numbers to see a rough monthly payment. This is an estimate to help you picture it, not a quote.

Estimated monthly
Loan principal & interest Property tax Loan amount

Estimate only. Assumes a 30-year fixed loan and the King County default property-tax rate (~0.9%). It leaves out homeowners insurance, any HOA dues, and mortgage insurance. Your real numbers come from your lender, and I'll walk you through them.

Work it backwards

Have a monthly number in mind? Enter it and I'll show the rough home price that fits, using the down payment, rate, and tax above.

Rough max price

Exact math on the numbers you enter, not a forecast of where rates go. Your real rate and approval come from your lender. The 28/36 rule of thumb keeps housing near 28% of gross monthly income; conventional underwriting can stretch higher (often up to ~50% total debt-to-income, FHA further), so treat this as a picture, not a promise.

I describe homes and areas by their features. The layout, the commute, the trails, the upkeep. What makes a place right is your call, and it's always welcome.

In the know

You're part of the club now

The keys are the beginning of your time here. The families I help stay in touch. Seasonal get-togethers around the Sound, local guides, a friend in the area long after you've moved in. I'll add you to what's coming up.

Updates for you

  • This week I'm confirming your loan approval with your lender. I'll text you the moment it clears.
  • Coming up Once we set the close date, I'll send a simple walk-through of what to expect that week.
  • Good to know Washington has no state income tax, and there's a real-estate excise tax at closing. I'll walk you through your real numbers when we have them.

The folks I trust to help

Moving takes a small team. These are the people I've worked with and trust, with a word on why. No pressure and no funnel, just an introduction when you want one.

Erin fills in her real people here. Until then these are labeled placeholders, never invented names.
